The following important disclosures apply to this transaction:

  1. The owner, Roger J. Brown, is a licensed California Real Estate Broker. As such, he represents himself solely and owes no fiduciary duty to the buyer.
  2. Notwithstanding the foregoing, all sellers owe a common duty to buyers to truthfully disclose salient facts regarding the property. The seller, as owner-manager for more than five decades, has files he invites the buyer to review. These files serve as a better source than the seller's memory for events affecting the property that may have happened decades ago. The seller will accept no liability for the buyer's negligent failure to review files that are available to him prior to his purchase.
  3. Other than mold and asbestos testing in February, 2025, the present owner has made no survey regarding hazardous material, radon gas, geological hazard, or flood zone. More information about these types of hazards is available at the San Diego Geographic Information Source (SanGIS) Web Site. A building this age surely has some lead paint on it somewhere, although it would be several layers below the surface by now. Also, there is probably some non-friable asbestos in some flooring material and heater vent insulation. It is our understanding that if undisturbed, this poses no danger. We know of no active volcanoes in the neighborhood.
  4. The present owner has made no survey of the land.
  5. The building may be in the flight pattern for Lindbergh Field.
